Der ursprüngliche Zweck des Gruberwirts, ein Gasthaus, wird in unserem Entwurf durch eine neue Sockelzone, welche Raum für ein Cafè auf Straßenniveau schafft, in Hinsicht auf die Quartiersgestaltung identitätsstiftend weitergesponnen.
Das Café mit Vorplatz in direkter Nähe zur Bushaltestelle wird zum klaren öffentlichen Adresspunkt des Quartiers. Die geplante Baumallee sowie die Grünflächen puffern den Vorplatz von der Straße ab und erhöhen die Aufenthaltsqualität. Vom Vorplatz aus führt eine Freitreppe nach oben in die gemeinsame grüne Mitte (das „Kranzl“) des Wohnprojektes. PKWs werden auf Straßenniveau direkt abgefangen und in die Tiefgarage im Sockelgeschoss geleitet.

Die einzelnen Baukörper fügen sich sanft in die bestehende Topografie ein und ergeben mit dem Bestandsgebäude ein Ensemble. In ihrer grünen Mitte wird ein gemeinschaftlicher Freiraum aufgespannt. Die zurückspringenden, überdachten Eingänge sind jeweils in Richtung Hof orientiert und stärken die Nachbarschaft. Der zentrale Freiraum ist mit einem Spielplatz sowie Sitzmöglichkeiten ausgestattet. Westlich befindet sich zudem ein Treffpunkt mit Brunnen, Hochbeeten, Grill-Möglichkeit und Blick ins Grüne.
Sanierung
Als Maßnahme zur umfassenden Sanierung wird das Bestandsgebäude freigestellt und das Dachgeschoss ausgebaut. Dieser Ausbau wird im Sinne der umfassenden Sanierung als Zubau verstanden. Das Fassadenbild wird erhalten und gibt den Rhythmus für die neuen Gaupen im Dachgeschoss vor. Die bestehende Dachneigung wird beibehalten und lediglich der Kniestock um rund 85cm angehoben, um eine Mindest-Raumhöhe im Innenraum von 1,50m zu erhalten.
Der Ausdruck des Bestandgebäudes wird so gut wie möglich erhalten und durch gezielte Eingriffe an heutige Wohnstandards adaptiert.
Gestaltung
Die neuen Baukörper werden horizontal gegliedert. Die Gliederung erfolgt allerdings nicht wie im Bestand durch einen farbigen Anstrich, sondern durch unterschiedliche Putzkörnungen. Verschattungselemente sowie die Balkon-Brüstungen bilden die farblichen Akzente und verbinden den Dachausbau des Bestandes mit dem Neubau.{:}{:en}
The original purpose of the Gruberwirt, an inn, is spun further in our design through a new plinth zone, which creates space for a café at street level, with regard to the neighbourhood design.
The café with forecourt in the immediate area of the bus stop will become a clear public address for the neighbourhood. The planned avenue of trees and the green spaces buffer the forecourt from the street and increase the quality of stay. From the forecourt, a flight of steps leads up to the common green centre (the ‘Kranzl’) of the residential project. Cars are directly intercepted at street level and channelled into the underground car park in the basement.

The individual structures blend gently into the existing topography and form an ensemble with the existing building. A communal open space is created in their green centre. The recessed, covered entrances are each oriented towards the courtyard and strengthen the neighbourhood. The central open space is equipped with a playground and seating. To the west, there is also a meeting point with a fountain, raised beds, barbecue facilities and a view of the greenery.
Renovation
As part of the comprehensive refurbishment programme, the existing building is cleared and the attic is extended. This extension is seen as an extension in terms of the comprehensive refurbishment. The façade appearance is retained and sets the rhythm for the new dormers in the attic. The existing roof pitch is retained and only the knee height is raised by around 85 cm in order to maintain a minimum interior room height of 1.50 metres.
The expression of the existing building will be preserved as much as possible and adapted to modern living standards through targeted interventions.
Design
The new buildings will be horizontally structured. However, unlike the existing building, the structure will not be created using coloured paint, but rather using different grains of plaster. Shading elements and the balcony parapets form the colour accents and connect the roof extension of the existing building with the new building.{:}
